Damp and mould remediation with a written record for every job, across Greater London

Mould remediation

Mould removed, surfaces rebuilt, cause on record

Remediation is more than cleaning a wall. We contain the area, take out contaminated material, treat and refinish the surface, and tell you in writing what caused the growth and what will stop it returning.

  • Fixed written quote, from £550
  • Eight stages on every job
  • Written guarantee once recommended fixes are done

What remediation means

Taking mould out of the building, not just off the paint

Mould roots into porous surfaces such as plaster, silicone, emulsion and wallpaper. Wiping the surface leaves those roots in place, and they regrow as soon as the wall gets damp again. Remediation deals with the material itself.

We use this service when mould is visible on walls, ceilings, window reveals, behind furniture or around baths and showers. It suits a single affected room or several rooms in the same home, and it applies equally to rented flats, managed blocks and commercial units.

Included in every remediation

  • DiagnosisMoisture readings and a stated likely cause before work begins.
  • TreatmentRemoval, antimicrobial treatment and a mould-resistant three-coat finish.
  • PaperworkA dated report and guarantee terms for the treated areas.

Why jobs fail

Three reasons mould comes back after treatment

When a client calls us about growth that has returned, the cause is nearly always one of these.

The source was never found

If condensation, a leak or a cold spot is still feeding the wall, any treatment is temporary. We record the cause first, so the fix and the finish match.

Affected material stayed in

Old sealant and blown paint hold spores. Painting over them seals the problem in rather than removing it. We strip them back before any new coat goes on.

The surface was still wet

Coatings do not bond to damp plaster. We dry the area with dehumidification before treating, then finish with a system designed for humid rooms.

What the occupant will see

Whether the home belongs to you or to a tenant, it helps to know what happens once we arrive. We explain each step to whoever lets us in.

  • A quick walk-throughWe confirm the areas in the quote and check nothing has changed since the survey.
  • Sheeting and protectionThe work area is sealed and floors are covered, so the rest of the home stays usable.
  • Drying and removalDrying equipment and HEPA vacuums run while we remove and treat affected material.
  • A tidy finishWe clear our materials and leave the room ready to use, then talk through the recommendations.

For agents and landlords

You do not have to be there

Give us the occupant's details and we arrange access directly, copying you in on each message. You receive the report by email once the final check is complete, ready to forward or file.

For commercial premises, early starts and weekend work can be arranged on request so trading carries on as normal.

Our method

Eight stages, every time

The same method on a studio flat or a commercial unit, so results are consistent and reports are comparable across your whole portfolio.

  1. Inspection and moisture assessment

We find where the moisture comes from, how far the growth has spread and what has to change.

  2. Area containment

The work area is sealed off so spores are not carried into rooms that are clean.

  3. HEPA vacuuming

Loose spores and debris are captured with HEPA-filtered equipment before any surface work starts.

  4. Dehumidification

Damp surfaces are dried out so the treatment can take hold properly.

  5. Physical mould removal

Affected sealant, coatings and damaged material are taken out, not painted over.

  6. Antimicrobial treatment

A non-bleach antimicrobial is applied to treated surfaces and the area around them.

  7. Three-coat paint system

Treated surfaces are sealed and finished with a three-coat, mould-resistant system.

  8. Final check and documentation

We review the finished work and issue the written report with photographs and readings.

Remediation questions

Before you book a treatment

How is remediation different from a mould wash?

A wash treats what you can see on the surface. Remediation contains the area first, captures loose spores with HEPA equipment, dries the surface, removes affected sealant and coatings, treats with a non-bleach antimicrobial and refinishes with a three-coat system. It also identifies the cause, which a wash never does.

Does the room need to be empty?

It helps if furniture is pulled away from the affected walls and small items are moved out. We will tell you what to clear when we confirm the booking. Where the occupant cannot move things themselves, let us know and we will plan for it.

Can the tenant stay in the property during the work?

Usually, yes. We seal off the work area so the rest of the home can be used. If a bedroom is being treated, the occupant may need to sleep elsewhere in the home until we finish. We discuss this with them when we arrange access.

Do you fix the leak or the extractor fan too?

Our report states the likely cause and recommends what should be fixed, so you can instruct the right trade. The written guarantee on treated areas applies once those recommended fixes have been completed.

Will I get a report?

Yes, on every job. It includes dated before and after photographs, moisture readings, the likely cause, a record of works, recommendations for the owner and the occupant, and the guarantee terms.
