The paperwork, done properly
A damp and mould report you can hand to anyone who asks
When a complaint escalates, the first question is what you did and when. Our written report answers it with dated photographs, moisture readings, the likely cause and a clear record of the work.
- Issued after every Wblam treatment
- Available as a standalone survey and report
- Written in plain English, not jargon

Inside the report
What a Wblam report contains
Every report follows the same structure, so a file for a studio flat reads the same way as one for a block. Below is a typical layout.
| Section | What it records | Why it is useful |
|---|---|---|
| 1. Property and visit details | Address, rooms inspected, date of visit, who was present | Fixes the timeline from the moment you were made aware |
| 2. Condition found | Dated photographs of each affected area before work | Shows the extent of the problem without anyone needing to visit |
| 3. Moisture readings | Readings taken at the affected surfaces and comparison points | Separates wet building fabric from surface condensation |
| 4. Likely cause | Our assessment: condensation, leak, penetrating or rising damp, ventilation, cold bridging | Points the repair at the source rather than the symptom |
| 5. Works carried out | Each stage completed, materials removed, treatment and finish applied | Proves what was done, not just that someone attended |
| 6. Condition on completion | Dated photographs after treatment | Gives a clear before and after for the file |
| 7. Recommendations | Separate actions for the owner and for the occupant | Makes responsibilities clear on both sides |
| 8. Guarantee terms | What is covered and the fixes it depends on | Sets expectations if the problem is reported again |
Who reads it
One document, several audiences
We write the report so it can be forwarded without editing. Each reader takes something different from it.
Landlord file
A dated record that shows the complaint was acted on, kept with the tenancy paperwork for the life of the let.
Letting or managing agent
Something concrete to send the owner: what was found, what it cost and what still needs doing.
Housing officer
Evidence of investigation, cause and works if a council looks at the property under HHSRS.
Insurer
Photographs and readings that help show whether damage came from a leak or from long-term condensation.
Tenant or occupant
A plain explanation of the cause and practical steps they can take, separate from the owner's actions.
Your next contractor
If a roofer or plumber is needed, the report tells them where the moisture is and what we measured.

How the report fits Awaab's Law and HHSRS
Under Awaab's Law, social landlords must investigate significant damp and mould hazards within 10 working days of becoming aware, and send the tenant a written summary within 3 working days of the investigation concluding. Our report gives you the findings, the cause and the proposed works to build that summary from.
For private landlords, damp and mould growth is already one of the 29 hazards under the Housing Health and Safety Rating System. If a council raises a concern, a dated report showing what you found and fixed is a far stronger reply than an invoice on its own.
What the report is not
It is not a legal certificate, a council assessment or a guarantee of compliance. It is an honest, dated record from the people who did the work. The legal duties remain with the landlord, and we write the report to help you meet them, not to stand in for them.
Report only
Need the evidence before deciding on works?
Some clients want a survey and report first: to settle a dispute, to brief a freeholder or to budget across several properties. We offer that as a standalone service. The report covers sections 1 to 4 and 7 from the table above, plus a fixed written quote if remediation is needed. If you go ahead, the completion report adds the works record, after photographs and guarantee terms.
Report questions
What clients ask about our reports
Is the report a legal certificate?
No. It is a factual record of what we found and what we did, written by the technician who carried out the work. It is not a certificate and it does not replace an HHSRS assessment by a council. What it gives you is dated, organised evidence that supports your own records and responses.
Can I order a report without the treatment?
Yes. A standalone survey and report covers the inspection, moisture readings, photographs, likely cause and recommendations. If you later ask us to carry out the work, the follow-up report records the treatment and the finished condition.
Can I share the report with my tenant?
Yes, and many clients do. The recommendations for the occupant are written so they can be passed on as they are. If you would rather send the tenant a shorter summary, the report gives you the facts to write it from.
How is the report delivered?
By email, as a document you can save to the property file, forward to an agent or landlord, or attach to a reply to a housing officer or insurer. Tell us who should receive it when you book.
Does it help with Awaab's Law?
It supports it. Social landlords must give the tenant a written summary within 3 working days of an investigation concluding. Our report records the findings and planned action you need for that summary, but the duty to send it stays with the landlord.
