Local housing
Why mould is common in Epping Forest homes
The district takes its name from the ancient forest that runs along its western side, and that setting shapes the damp problems we find. Many homes in Buckhurst Hill, Loughton and Theydon Bois back onto trees. Shade keeps walls cool, leaf litter blocks gutters, and moisture lingers long after rain.
Buckhurst Hill and parts of Loughton have Victorian and Edwardian villas and terraces with solid walls, cellars and later extensions. Debden, built after the war to rehouse families from London, has brick houses and low-rise flats where small kitchens and bathrooms and replacement windows can hold moisture in.
Chigwell is known for large detached houses, many extended with basements, home gyms and pools. Those spaces create heavy moisture loads and cold surfaces below ground. Further out, Epping High Street and the surrounding villages include period cottages and listed buildings, where traditional materials need a careful approach.

Our method
Eight stages, every time
The same method on a studio flat or a commercial unit, so results are consistent and reports are comparable across your whole portfolio.

Inspection and moisture assessment
We find where the moisture comes from, how far the growth has spread and what has to change.

Area containment
The work area is sealed off so spores are not carried into rooms that are clean.

HEPA vacuuming
Loose spores and debris are captured with HEPA-filtered equipment before any surface work starts.

Dehumidification
Damp surfaces are dried out so the treatment can take hold properly.

Physical mould removal
Affected sealant, coatings and damaged material are taken out, not painted over.

Antimicrobial treatment
A non-bleach antimicrobial is applied to treated surfaces and the area around them.

Three-coat paint system
Treated surfaces are sealed and finished with a three-coat, mould-resistant system.

Final check and documentation
We review the finished work and issue the written report with photographs and readings.

Epping Forest questions
Questions from the Epping Forest district
Do you cover Epping Forest even though it is outside London?
Yes. The Epping Forest district is in Essex, and we cover Buckhurst Hill, Loughton, Chigwell, Epping, Theydon Bois, Waltham Abbey and Ongar. Same-day and next-day appointments are often available, though we never promise a set response time.
Why is my house near the forest so prone to mould?
Homes that back onto woodland can spend much of the day in shade, so walls dry slowly and stay cool. Leaves block gutters and drains, and damp ground can raise moisture around the base of walls. We check these outside factors alongside indoor ventilation, because treating the inside alone rarely holds.
Can you deal with mould in a basement or cinema room in Chigwell?
Yes. Basements sit against soil and are usually cooler than the rest of the house, so they are prone to both penetrating damp and condensation. We take readings to identify which is happening, treat the affected surfaces and recommend changes to ventilation, heating or waterproofing where needed.
I own a period cottage in Epping. Will your treatment suit it?
Older cottages often have soft brick, lime mortar, timber frames or solid walls that need to breathe. We survey with that in mind, avoid sealing moisture into the fabric and tell you if a building repair should come first. If the property is listed, we recommend checking any changes with the local authority.
