Damp and mould remediation with a written record for every job, across Greater London

For agents, block managers and portfolios

Planned mould care for properties you manage

If damp reports arrive every winter from the same addresses, a one-off call-out is the expensive way to handle them. An arrangement with Wblam gives you priority booking, agreed rates and regular reporting across your list.

  • Priority booking for listed properties
  • Rates agreed in writing up front
  • One contact for every job

How an arrangement works

Four things we set up at the start

Nothing complicated. The aim is that when a damp report lands on your desk, you send one message and the rest is handled.

1. Your property list

Addresses, access arrangements, occupant contacts where relevant and any history of damp you already know about. This becomes the reference for every visit and every report.

2. Agreed rates

Survey, remediation and follow-up rates are agreed in writing before anything starts. You know the basis of every invoice before it arrives.

3. A single point of contact

One person at Wblam who knows your portfolio, takes your calls and keeps your team updated. No re-explaining the same building every time.

4. Regular reporting

Individual job reports, plus a periodic summary across your list: what was visited, what was found, what was treated and what is still waiting on a repair.

Before the cold sets in

Seasonal checks that catch problems early

Mould tends to show up in the colder months, when windows stay shut and walls are at their coldest. A visit in early autumn finds the warning signs while they are still cheap to deal with.

On a seasonal check we look at the rooms that caused trouble last year, test extractor fans, check trickle vents and window seals, and take moisture readings at known cold spots. You receive a short note per property: clear, keep an eye on, or act now.

  • Extractor fans and trickle vents tested
  • Moisture readings at known problem walls
  • Sealant, window reveals and corners checked
  • Occupant given practical ventilation advice

Recurring problem properties

The flat that comes back every year

Every portfolio has one. The bathroom ceiling gets painted each spring and the mould is back by Christmas. Treating the symptom again does not help anyone.

  • History in one placeEach visit adds to the property's record, so patterns show up: same wall, same season, same room.
  • Cause before cureWe look for the building fault behind the repeat, whether that is a cold bridge, a failed fan or a slow leak.
  • Clear split of actionsWhat the owner needs to fix, and what the occupant can change day to day, written separately.
  • Guarantee that means somethingOnce the recommended fixes are done, treated areas are covered by our written guarantee.

We had a particularly challenging repair project for WBLAM to handle, and they were excellent throughout. Dimitri worked exceptionally hard, remained flexible, and was always helpful with any requests we had. The same can be said for every member of the team we dealt with. I would highly recommend them.

Contract questions

Setting up an arrangement

How many properties do I need for an arrangement?

There is no fixed minimum. Arrangements make most sense when you manage several properties or a block where damp reports come up regularly. Send us your list and we will tell you honestly whether planned visits or simple pay-as-you-go booking suits you better.

What does priority booking mean in practice?

Properties on your list go to the front of our diary when you report a problem. Same-day and next-day appointments are often available anyway, but we do not promise a guaranteed response time, and we will tell you plainly if a slot is not possible.

How are prices set?

Rates are agreed in writing before the arrangement starts, based on your property list and the type of visits needed. Remediation starts from £550, and any individual job still gets a fixed written quote before work begins.

Can you work with our existing contractors?

Yes. Where the cause is a roof, gutter, plumbing or ventilation fault, our report sets out what needs doing so your own maintenance team or contractors can carry it out. We then complete the mould treatment once the fix is in.

Do you cover communal areas in blocks?

Yes. Stairwells, basements, bin stores and plant rooms can all be included alongside individual flats, with separate scopes so costs can be allocated correctly in service charge accounts.
