Since 27 October 2025, Awaab's Law has set fixed timescales for social landlords to investigate and deal with significant damp and mould. The Renters' Rights Act 2025 allows the same approach to be extended to private renting. Damp and mould is no longer something a landlord can leave to the tenant's discretion.
Report first
Most mould jobs end with an invoice and nothing else. Ours end with a document that shows what was found, what caused it and what was done. That is the part our clients come back for, because it is the part they get asked about.

We contact occupants directly to arrange access and keep the client copied in. We quote portfolios together, plan around void dates and, for commercial clients, work early starts and weekends on request.

Six rules we work to
Find the cause first
We do not quote until we know where the moisture is coming from. Condensation, a leak and a cold wall all look similar on a ceiling and need different fixes.
Fix it properly
Affected material comes out. Surfaces are dried, treated and sealed. Paint on its own is never the answer, however tempting it is before a viewing.
Put it in writing
Quote, findings, works and guarantee terms are all written down and dated, so nobody has to rely on memory or a phone call.
Be straight about price
Remediation starts from £550. After the survey you get a fixed written quote, and the price you approve is the price you pay, with no hidden extras.
Say what we cannot fix
If the cause is a roof, a gutter or a pipe, we tell you plainly and recommend the repair rather than treating a wall that will get wet again.
Stand behind the work
Treated areas carry a written guarantee once the recommended fixes are completed, and the terms are set out in the report.

Where is Wblam based?
Our registered office is at 68 Primrose Road, London E18 1DE, in South Woodford. We work across all of Greater London and the surrounding areas of Essex, Hertfordshire and Kent.
Do you only work for landlords and agents?
No. Our focus is on landlords, letting agents, housing associations, block managers and commercial premises, but we also treat mould in owner-occupied homes using the same method, the same fixed written pricing and the same report.
Why do you give a report on every job?
Because the people we work for are often asked later what they did about a damp complaint. A dated report with photographs, readings, the likely cause and a record of works answers that question without anyone needing to remember details months on.
Do you use bleach?
No. After physical removal of affected material, we apply a non-bleach antimicrobial treatment and finish with a three-coat paint system. Bleach can lighten staining on the surface while leaving the underlying problem in place.
