Local housing
Why mould is common in Hackney properties
Much of Hackney's housing is Victorian, and a great deal of it has been split into flats. In Stoke Newington, Clapton and around Hackney Downs, a single house may now hold a garden flat, a ground floor flat and a maisonette above. Lower ground floors sit against damp soil. Upper floors share roofs, gutters and pipework with everyone below. A problem in one flat often shows up in another.
De Beauvoir and parts of Dalston have older Georgian and early Victorian homes with solid walls, timber floors and chimney breasts that were blocked up during modernisation, removing ventilation that the building used to depend on.
Across Homerton, Hackney Central and Kingsland, large post-war council estates are built largely in concrete, with the cold bridges that come with them. In Hackney Wick and along the canal, warehouse conversions and new apartment buildings bring a different mix: big glazed walls, sealed construction and mechanical ventilation.

Who we work with in Hackney
Private renting is widespread in Hackney, and the council requires selective licences in many wards plus additional licences for smaller shared homes. Converted houses often have a different owner for each flat, which makes clear reporting important.
Landlords and agents
Flats and shared houses, with tenant access arranged by us and the agent copied in. See our pages for landlords and letting agents.
Between tenancies
Hackney lets turn over quickly. Our void property treatment means the next tenant moves into a dry, documented home.
Owners and blocks
Leaseholders and owner-occupiers, plus block managers handling shared parts of converted houses and purpose-built blocks.

Great service from start to finish. The team was professional, explained everything clearly, and used high-quality equipment. Polite, reliable, and very thorough. I definitely recommend this company
We had a particularly challenging repair project for WBLAM to handle, and they were excellent throughout. Dimitri worked exceptionally hard, remained flexible, and was always helpful with any requests we had. The same can be said for every member of the team we dealt with. I would highly recommend them.

Hackney questions
What Hackney clients ask us
Why does my Hackney garden flat keep getting mould?
Lower ground and garden flats often sit partly below the level of the street or garden. Walls in contact with soil can let moisture in, and they are also colder, so condensation forms on them too. Small rear windows limit airflow. We use moisture readings to tell penetrating damp from condensation, because the fixes are different.
Does Hackney's property licensing apply to my rental?
Hackney Council runs selective licensing in many of its wards, including Stoke Newington, Dalston, Hackney Central and Homerton, plus additional licensing for homes shared by three or four people from two or more households. The council's website has a lookup for individual addresses. Licensed or not, keeping a dated record of how you handle damp and mould is sensible.
Can you deal with mould in both flats of a converted house?
Yes. In a house split into flats, the source is not always in the flat where mould shows. A leaking bath upstairs or a shared roof problem can affect a neighbour. Where we can get access, we check both flats and note any shared parts, so landlords and owners know who needs to act.
Do you work in Hackney Wick warehouse and live-work units?
Yes. Converted industrial buildings have large cold surfaces, such as steel windows, concrete and brick, and the living space often shares air with a studio. We look at ventilation, heating patterns and any water ingress, then recommend changes that suit how the space is actually used.
