Local housing

Why mould is common in Greenwich properties

Around Greenwich town centre and Blackheath, many homes are Georgian or Victorian, with solid walls, lime plaster and timber floors. These buildings manage moisture by letting it pass through. Modern gypsum plaster, plastic paints and sealed windows interrupt that, and damp can become trapped behind the new finish, where mould grows unseen until it shows through.

Charlton, Plumstead and Woolwich have long rows of Victorian and Edwardian terraces, often split into flats and let privately. Eltham and Kidbrooke are largely interwar semis and terraces, where loft conversions and extensions bring the usual cold spots.

Thamesmead was built from the late 1960s with concrete blocks, flat roofs and raised walkways, and that construction brings cold bridges and roof leaks. More recently, Greenwich Peninsula, the Royal Arsenal riverside and Kidbrooke Village have added large numbers of airtight apartments that depend on mechanical ventilation.

Greenwich questions

Mould questions from Greenwich

Is my Greenwich rental covered by a licensing scheme?

Royal Greenwich runs additional HMO licensing across the borough for smaller shared homes, where three or more people from separate households share a kitchen, bathroom or toilet. It also has selective licensing in parts of central Woolwich and Plumstead. The council's postcode checker confirms whether your address is covered. Our report records how you dealt with any damp and mould.

Can you treat mould in an older house in Blackheath or Greenwich without damaging it?

Yes. Older homes often have lime plaster, solid walls and timber that need to breathe, and some are listed or in conservation areas. We take that into account in the survey, avoid treatments that trap moisture, and flag where a specialist repair to the building fabric should come first.

Why does mould form in my Thamesmead flat even with the heating on?

Concrete-framed buildings have cold bridges at floor edges, balconies and window surrounds. Those spots stay cooler than the rest of the wall, so condensation settles there even in a warm flat. We use thermal imaging to find them and recommend changes to ventilation and, where needed, to the building itself.

Do you cover all of Greenwich?

Yes. We cover every London borough, including the whole of Royal Greenwich. Same-day and next-day appointments are often available, though we never promise a set response time. If you have a deadline, such as a tenant complaint, tell us when you book.
